NEW Pricing Model

This site is being recast as a cooperative marketing system for properties. The advantage of using leaseklamath is inherent in the number of properties on the site. The more properties, the better the marketing will work. And the new pricing and operational strategy should make this feasible by offering the lowest cost/highest gain possible. We want your property here and have created the most cost effective scenario for marketing your property for lease.

A great deal!

Typical advertising with photos (the most effective) will cost you well over $300 each month. Until now there hasn't been a single site or publication where tenants can search for leaseable property in the Klamath area. This has frustrated your clients significantly. The combined lack of knowledge of what is going on in the lease market and poor marketing mechanisms have led to property devaluation. Ultimately, tenants don't mind paying more for a good value, but how would they know about you otherwise?

A lease clearinghouse such as this benefits lessors and lessees alike. A client of leasklamath recently exclaimed, "Why aren't more property owners on your site?!!! I was very frustrated trying to locate properties to lease until I came across  your site. I just wish more of them would use it!"

Advertising Rate

The ad rate is $12 per month, paid quarterly. Each quarter is to be paid in advance through Paypal, which also facilitates credit card purchases. Personal checks can also be arranged for, but are not preferred. There is also one-time setup fee of $35 per property. You provide the photos and text, we do the rest. We'll retain all of your details on our site so that if your property needs to be marketed again without significant changes, the setup fee will be waived. Until we are hosting over 25 ads at one time, the format will be a standard listing with picture as seen currently on our home page. The newest ads are placed at the top of the list. Repeat ads move to the top of the list on rotation. When we reach a critical mass of 25 ads at one time, we'll implement a categorical indexing system to make navigation easier.

This is operated as a non-profit venture, but not officially because non-profit status is so expensive to attain and maintain. Nonetheless, all funds received will be 100% reinvested in primary marketing to drive potential tenants to this website.

Value-Added Services

The standard ads will get you noticed, but as with just about everything on the web, the more information you provide, the better. More information saves you time from answering redundant questions. It also saves the searcher time which they will demonstrate their appreciation for by working with you. If time = money, building a stronger web presence is beneficial to all parties. Especially to owners intending on building site recognition for repeat business.

  • Dedicated Property Pages: $5 per month plus setup based on $30 per hour for design and coding. A typical page can be implemented in less than two hours if you provide the images and text. The basic ad listing will link to the dedicated page for expanded marketing information. The remaining services require the dedicated property page to be in place.
  • Floorplan: Cost depends on detail. You provide a sketch with measurements, we'll create the layout to scale. This is especially helpful if you combine floorplans with virtual tours. This way, a user can click on a room and gain a sense of what it is like to stand there.
  • Virtual Tour: $145 one-time setup (per sphere) plus $45 cents per mile if outside of Klamath Falls. We'll set up a view that allows a user to obtain a sense of standing onsite in a location of your choice. This works particularly well for out of town researchers who desire to preview properties as much as possible before an actual site visit. This can make a huge impact toward differentiating your property and save you a lot of time by offsetting the need to meet at the property for those more prone to look than to commit. Direct research indicates that customers who have reviewed a virtual tour are 65% more likely to follow through on your property than those who have not.
  • Site Consultation: $30 per hour. How does your site hold up to the scrutiny of a discerning tenant looking for something in your category? What can you do to make your property more marketable during a site visit? Consult an expert on real estate leasing to ensure your property is positioned for optimal success. If you need professional digital photography services from us, use this service rate.
  • Email: If your email address is complicated or doesn't make sense, you'll receive less email. For a mere $15 per year, you can have any name you wish with the suffix klamath.net, ie: yourname@klamath.net. This helps brand the Klamath area to the customer base and simplifies customer access to you.
  • Realtor(TM) Services: What you don't know CAN hurt you! Cover yourself by retaining a leasing specialist to navigate the complicated Oregon disclosure and contractual laws on your behalf. If you are an owner who lives outside the area, you can be sure that this type of representation will ensure the highest rate of occupancy after a client visits your site. Retaining a Realtor also provides you with a listing on the Multiple Listing Service (MLS) for marketing to other real estate agents who may have lease clients. If you don't work with an agent, you are unlikely to attract lessors affiliated in this way. We maintain a list of preferred agents specializing in commercial and industrial leasing. Agents typically ask for a percentage of the gross lease, but once you retain them they should take over the expense and work of advertising here. If you have an agent and they aren't listing your lease on this site, you should most definitely have a talk.

Conditions

To ensure that the collective marketing component is maximized, we must all participate in using signage that directs customers back to this website for detailed information. It works this way: You can have your own signs and contact info, but leave off the web address. The web address will be provided on a separate sign or banner of our design and must be posted next to your other signage. You pay for the leaseklamath.net sign up front and once your property is leased, if you don't intend on using our service anymore, we will buy it back for half of your purchase cost. Otherwise, you can hold onto it for the time you work with us.

The site itself is regularly advertised in a number of venues online and in print.

Participation is open to real estate agents and property owners alike. If you would like to use our service, simply send an email request with a list of the services you want. We will email you back an invoice. Once paid, we'll implement as soon as you provide us with a useable image and text for the ad.
